If you're a parent weighing a move to the North Okanagan, you've probably already fallen a little bit in love with the idea of it — three lakes, big blue skies, and kids who grow up with a beach and a ski hill in the same week. I get it. I feel that way too.

But "which neighbourhood is right for our family?" is a bigger question than most listing photos can answer. School catchments, walkability, how far you actually are from a grocery run at 5 p.m. with tired kids in the back seat — those details are the ones that shape daily life. So today I'm sharing the five family-friendly neighbourhoods in Vernon I recommend most often, and the honest reasons why.

A quick note before we dive in: I work with families right across the Okanagan, from my home base in Kelowna up through Lake Country and into Vernon and Coldstream. It's the kind of place where kids ride bikes on tree-lined streets and the pace of life slows down without you having to try.

For families, the school picture is genuinely strong. Coldstream falls within School District 22 and is served by well-regarded schools including Coldstream Elementary, Kidston Elementary, and Kalamalka Secondary, all with a reputation for supportive environments and solid extracurriculars. Add Kal Beach for summer swims, Creekside Park with its playgrounds and sports fields, and easy access to Kalamalka Lake Provincial Park for hiking, and you have a neighbourhood built for the way active families actually live.

Best for: Families who want lake access, top-tier schools, and a relaxed, rural-meets-refined lifestyle — with everyday Vernon amenities only minutes away.

2. Middleton Mountain — The Planned Community With Everything Close

Middleton Mountain is what I'd point to if you want that "walk to the park, wave to your neighbours" feeling in a newer, well-organized setting. It's a planned community that spans both Vernon and Coldstream, with a mix of comfortable family homes and townhomes, plus some executive properties — many with sweeping Kalamalka Lake or valley views.

Here's why families keep choosing it. The neighbourhood was designed with everyday life in mind, so schools, trails, and parks are woven right in. Sawicki Park is a local favourite, with a children's waterpark, tennis, and pickleball — the kind of spot where a Saturday morning just fills itself. Elementary-aged kids are served by schools like Hillview, Coldstream, Kidston, and École Beairsto (a wonderful option if French immersion is on your wish list), and there's quick access to McKergow Meadow trails and both Kal Beach and Pumphouse Beach.

Because so much sits within reach, Middleton Mountain tends to appeal to families who want low-friction living: less driving, more doing, and a real sense of community built into the streets.

Best for: Families who value newer homes, built-in amenities, and a tight, well-connected community without giving up lake and mountain scenery.

3. The Foothills (BX) — Room to Breathe, Nature at the Door

Some families want a little more space — for the kids, the dog, the trampoline, maybe a garden. That's where The Foothills, in Vernon's BX area, shines. It's well established, but also a newer part of the North Okanagan, with primarily single-family homes on generous lots, winding roads, and cul-de-sacs that make for safer play and a quieter feel. You can also find spacious duplexes here for more affordable options.

What makes it special for families is the "nature outside your door" lifestyle. You're right up against hiking, mountain biking, and horseback-riding trails, with the Grey Canal Trail and Silver Star Foothills Community Park close by — and SilverStar Mountain Resort only about 20–25 minutes up the road for winter days on the hill. Swan, Kalamalka, and Okanagan lakes are all within reach when the weather turns warm.

One honest detail I always share: the schools serving the area (BX Elementary and Vernon Secondary) aren't physically inside the neighbourhood, so you'll factor in a short drive or bus route. For many families, that trade-off is well worth the space and serenity — but it's exactly the kind of thing worth talking through before you buy.

Best for: Established families and outdoor lovers who want larger lots, privacy, and trail-and-ski access, while staying just 10–15 minutes from town.

4. Okanagan Landing — Beach Days as a Way of Life

If summer is the season your family lives for, Okanagan Landing deserves a serious look. This waterfront community stretches along Okanagan Lake and is known for its beaches, parks, and the Vernon Yacht Club — a genuinely lake-centred way of life rather than one you drive to on weekends.

For families, the draw is simple and powerful: water, close by, often. Paddlewheel Park offers a swimming beach, playground, and green space that becomes a second backyard from June to September, and the Landing has a friendly, down-to-earth feel that families settle into quickly. Housing ranges from approachable family homes to lakeview properties, so there's often more range here than people expect.

The consideration to keep in mind is convenience: as a lakeside community, some pockets are a slightly longer drive to schools and shopping. But for families who dream of swimming after supper on a Tuesday, that's a very easy trade to make.

Best for: Families who want beach access and an active lake lifestyle front and centre, with a warm, community-minded feel.

5. East Hill — The Established, Walkable Classic

Sometimes the best choice is the timeless one. East Hill is one of Vernon's oldest and most beloved neighbourhoods, with mature tree-lined streets, character homes, and — the part families love most — the ability to actually walk downtown. Wide sidewalks, established parks, and a real sense of place make it feel like the Vernon of postcards.

For parents, the appeal is everyday ease. You're close to schools, parks, and Polson Park (with its trails and play areas), plus the shops, restaurants, and services of downtown Vernon just below the hill. It's the neighbourhood where kids walk to a friend's house and families put down roots for decades. Homes here tend to hold their value well, thanks to that enduring location and character.

Because it's an older area, homes vary widely — some beautifully updated, some waiting for their next chapter — so this is a neighbourhood where a knowledgeable eye really pays off.

Best for: Families who want walkability, character, and a central, community-rich location with lasting value.

So, Which Vernon Neighbourhood Is Right for Your Family?

Here's the honest truth after years of helping families find their fit: there's no single "best" — there's the best for you. If lake life and schools lead your list, Coldstream is hard to beat. If you want everything close and easy, Middleton Mountain delivers. Craving space and trails? The Foothills. Beach-first living? Okanagan Landing. Walkable and timeless? East Hill.

The families who end up happiest are the ones who match the neighbourhood to how they actually live — not just how a home looks online.
