The reality is there's no longer one Canadian housing market. There are a dozen, all moving in different directions. RBC's economics team summed up August in one word: divergence. Trade-policy uncertainty, shifting populations, and local supply are pulling regions in different directions, and the gaps are widening rather than closing.

🏔️ Bringing It Home: The Okanagan Holds Its Ground
Here's the part the national headlines miss. When they say "BC is soft," they mean the Lower Mainland — and the Okanagan is telling a very different story.
In the Central Okanagan, the single-family benchmark price held essentially flat in August at $1,056,700 — up a whisker (+0.2%) from a year ago. That's remarkable stability while Vancouver slides. What is moving is supply: active listings fell -12.5% and new listings dropped -17% year-over-year. Fewer homes coming to market, prices holding — that's a market quietly finding its footing, not one falling over. 💪
The trade-off is patience. Homes are taking about 60 days to sell, so well-priced, well-prepared listings are still the ones winning.
